Responsibilities as the Director of Pre-Construction include:
- Lead the MEP preconstruction process, including cost estimating, value engineering, and constructability analysis, to support project planning and decision-making.
- Collaborate with project teams, architects, engineers, and subcontractors to develop MEP design concepts, specifications, and solutions that meet project requirements and budget constraints.
- Conduct site visits and assessments to evaluate existing conditions, identify MEP system requirements, and assess project feasibility and risks.
- Prepare detailed MEP cost estimates, proposals, and bid packages, ensuring accuracy, completeness, and compliance with project specifications and regulatory requirements.
- Review estimates for completeness, general conditions, and markups.
- Review outgoing scope letters for proper intent.
- Coordinate with vendors, suppliers, and subcontractors to obtain pricing, quotes, and material specifications for MEP components and systems.
- Review and analyze MEP design drawings, specifications, and technical documents to identify potential conflicts, discrepancies, or value engineering opportunities.
- Support project procurement activities, including bid evaluation, vendor selection, and contract negotiations, to secure competitive pricing and quality services including maintaining relationships with PVF suppliers and equipment vendors.
- Supervise the buyout on estimates including getting subcontractors under contract and writing purchase orders for major equipment.
- Provide technical expertise and guidance to project teams, contractors, and clients on MEP systems design, installation, and integration throughout the project lifecycle including maintaining relationships with general contractors and other customers.
- Ensure compliance with safety regulations, building codes, and industry standards for MEP systems design, installation, and operation.
- Supervise a team of six or more full time estimators and one or two summer interns.
- Perform yearly reviews for all direct reports.

Requirements
Education and Experience:
- Bachelor's degree required, preferably in Engineering, Construction Technology, Architecture, or a related field.
- 10+ years of construction experience, with a focus on MEP systems design, preconstruction, or project management
- Experience should include automotive, heavy industrial and commercial. Data centers would be a plus.
- Must be familiar with large scale HVAC piping, process piping and plumbing projects.
- An involvement in projects over $100,000,000 is not required but would be a plus.
- A familiarity with all aspects of HVAC equipment including pumps, boilers, chillers, air handlers, makeup air units as well as process equipment.
- Should be familiar with modular construction.
- Knowledge of refrigeration piping and specialties is not required but would be a plus.
- Design assist and design build experience is preferred.
- Proficiency in construction management software and tools, such as Procore, Bluebeam, or similar platforms.
- Strong communication, interpersonal, and leadership skills, with the ability to collaborate effectively with multidisciplinary teams and stakeholders.
- Detail-oriented with excellent organizational and problem-solving abilities.
- Knowledge of building codes, regulations, and industry standards related to MEP systems design and construction.
- Demonstrated ability to lead people and get results through others
