Basic Function
The Project Manager is responsible for overseeing projects from inception to completion, ensuring they are delivered on time, within budget, and exceed customer expectations. This role requires strong leadership, organizational, and problem-solving skills to coordinate resources, manage risks, and drive project success.
o Build and develop high-performing project teams by providing clear direction, motivation, and purpose.
o Lead projects through all phases—from requirements gathering to deployment—while ensuring alignment with schedules, budgets, and risk mitigation strategies.
o Establish and maintain strong relationships with clients, serving as the primary point of contact for project status and changes.
o Foster collaboration among internal teams and external stakeholders to drive project success.
Essential Function(s)
Project Specific
Initiating Phase
o Assist the Business Development team with feasibility studies, regulatory research, land acquisition, proposals, and contract negotiations.
o Develop, update, and communicate the master project schedule and manage its implementation.
o Work within preconstruction and/or estimating team in overall development of the project.
Planning Phase
o Manage project design in collaboration with clients and design consultants, leveraging internal resources such as estimating, preconstruction, and engineering.
o Maintain a deep understanding of client needs to proactively identify and mitigate potential risks affecting schedule, cost, or scope.
Execution Phase
o Oversee and direct construction projects and teams from conception to completion, ensuring the project stays within schedule, scope, and costs.
o Understand and administer EXXCEL contract and subcontract agreements. Negotiate terms of agreements, draft contracts and obtain the required permits and licenses within EXXCEL standards.
o Manage the bidding and procurement processes to ensure it is within company, project, and schedule requirements.
o Understand the design-build process and bring value engineering solutions to the project.
o Manage the project in-depth to schedule deliverables and costs.
o Manage the financial status report and projections for clear understanding of project meeting budget.
o Manage the quality assurance / quality control program.
o Ensure strict adherence to ethics and compliance requirements throughout the business unit.
o Drive competencies of the team on requirements for insurance, labor relations, and employee relations.
o Drive enforcement of safety protocols by the project staff.
o Coordinate and direct field supervision to ensure optimal execution of construction and subcontracts.
o Meet contractual conditions of performance.
o Review the work progress on daily basis.
o Prepare internal and external reports pertaining to job status.
o Prepare and provide professional monthly status report to client and as regularly as needed.
o Plan ahead to prevent problems and resolve any emerging issues.
o Work with Accounting to initiate pay application process and follow up to ensure payment is received in a timely manner.
Monitoring and Control Phase
o Identify, analyze, manage, and mitigate risks.
o Manage the change control process effectively.
o Ensure quality construction standards and proper construction techniques are carried out on the job site, including safety requirements.
o Track productivity and performance metrics to optimize project execution.
o Conduct regular operational review meetings to keep management informed.
Closeout Phase
o Monitor satisfactory completion and commitment fulfillment of vendors. Utilize EXXCEL standard process for completions lists.
o Manage the punch list and obtain client acceptance.
o Ensure substantial completion and any closing milestones are accomplished per the project schedule.
o Manage and document lessons learned at project completion.
Cross-functional
o Provide leadership in fostering a culture of continuous improvement.
o Mentor, coach, and develop team members through performance feedback and training.
o Drive adoption of EXXCEL’s processes, initiatives, and technology solutions.
o Cultivate and strengthen relationships with owners, architects, subcontractors, and vendors.
Organizational Relationship(s)
Reports to: VP Operations
Direct Reports: Project team(s) which may include Salesperson, Estimators, Superintendents, and Project Engineers.
Requirements
Skills
o Demonstrate knowledge in construction principles and methods, environmental regulations, workplace safety and OSHA requirements, and employee supervision.
o Ability to be flexible and work well in a fast-paced environment while handling simultaneously occurring tasks and small projects.
o Proven experience creatively managing projects and people on time and on budget.
o Excellent communication skills, solid decision-making capabilities, and a customer service attitude.
o Ability to develop and maintain a CPM schedule.
o Must be able to read and interpret drawings and specifications.
o Ability to perform and be proficient in geometric and mathematical calculations.
o Knowledge and ability to perform layout and surveying.
o Experienced with Value Engineering principles and practices.
o Financial Management.
o Basic computer systems and software. Procore knowledge a plus.
o Experience with computer-aided drafting (CAD) software, PDF Editing, Excel and Word. Scheduling software experience is a plus.
Education
BA Degree or higher in Engineering or Construction Management. Construction experience and surveying ability is highly valued. Up-to-date CPR/AED certificate and 30-hour OSHA training. PMP preferred.
