The Project Manager will be responsible for overseeing and managing all aspects of commercial construction projects from inception to completion. This position requires a strong understanding of construction principles, excellent leadership and communication skills, and a keen eye for detail. The ideal candidate will have a proven track record of successfully delivering complex projects on time, within budget, and to the highest standards of quality. 


Key Responsibilities: 

  • Project Planning and Coordination: 

·       Develop and implement project plans, including timelines, budgets, and resource allocation, and present bi-weekly progress report to internal team.

·       Coordinate with architects, engineers, contractors, and subcontractors to ensure effective collaboration and smooth project execution. 

·       Conduct thorough site evaluations and assessments to identify potential risks, challenges, and opportunities. 

·       Obtain necessary permits, approvals, and licenses for construction activities. 

  • Estimating

·       Prepare detailed and accurate cost estimates for construction projects based on historical data and industry benchmarks.

·       Develop comprehensive and competitive bid proposals reflecting project specifications and contractual requirements. 

·       Solicit, evaluate, and negotiate pricing and terms with suppliers and subcontractors to achieve cost-effective solutions.

·       Identify value engineering opportunities to optimize project costs without compromising quality. 

·       Identify and assess potential risks that may impact project costs. 

  • Budgeting and Cost Control: 

·       Prepare and monitor project budgets, tracking expenses, and ensuring adherence to financial constraints. 

·       Conduct regular cost analyses to identify areas for cost savings and implement appropriate measures. 

·       Negotiate contracts with vendors, suppliers, and subcontractors to secure favorable pricing and terms. 

  • Project Execution and Quality Assurance: 

·       Oversee the construction process to ensure adherence to project specifications, codes, and regulations. 

·       Conduct regular inspections to ensure quality standards are met and address any issues promptly. 

·       Manage and resolve any conflicts or disputes that may arise during construction. 

  • Team Management and Leadership: 

·       Working collaboratively with Superintendent to ensure project is executed effectively.

·       Lead and motivate project teams, including architects, engineers, contractors, and subcontractors. 

·       Delegate tasks and responsibilities effectively, ensuring each team member understands their roles and expectations. 

·       Conduct regular meetings to provide updates, address concerns, and facilitate effective communication. 

  • Client Relationship Management: 

·       Serve as the primary point of contact for clients throughout the project lifecycle. 

·       Maintain strong relationships with clients, addressing their concerns, and ensuring their satisfaction. 

·       Provide regular project updates and progress reports to clients, stakeholders, and senior management.

Location: New Company central office location is being selected in the general area of Hinsdale or Oak Park, but projects will be located throughout the Chicago metro area.

  • Bachelor's degree in construction management, engineering, or a related field or minimum of 5 years equivalent experience as a Commercial Project Manager with a successful track record of delivering projects on time and within budget. 
  • Experience with estimating projects is a plus.
  • Proficient in project management software and tools (e.g. ProCore Technology).
  • Strong knowledge of commercial construction principles, practices, codes, and regulations. 
  • Excellent leadership, communication, and negotiation skills. 
  • Exceptional problem-solving and decision-making abilities. 
  • Ability to multitask and prioritize effectively in a fast-paced environment. 
  • Strong attention to detail and commitment to delivering high-quality work.
